Grand estate launched in Bishopscourt, Cape Town
With only 463 freehold residential properties in total, homes in the upmarket suburb of Bishopscourt in Cape Town’s Southern Suburbs are generally tightly held, with only 13 changing hands for the entire year to date, according to Christiaan Steytler and Myrna Duveen, Pam Golding Properties agents in the area, who concluded 40 percent of these transactions.
“The demand for this highly sought after and prestigious location remains strong, particularly between the R20 million to R25 million price range, in which there is a severe shortage of stock,” says Steytler.
“The average selling price is currently just over R17 million, indicative of the high quality of residential property as well as the sustained high demand in the area.” Top prices continue to be achieved, including a home which PGP sold during the latter part of 2014 for R69 million and in 2015, a luxury home which fetched R31 million, among others.
Some 53 percent of existing home owners have remained in their homes for over 11 years, while recent buyers are increasingly from a younger age bracket, with 70 percent between 36 and 49 years (Lightstone statistics).
