Grand estate launched in Bishopscourt, Cape Town

With only 463 freehold residential properties in total, homes in the upmarket suburb of Bishopscourt in Cape Town’s Southern Suburbs are generally tightly held, with only 13 changing hands for the entire year to date, according to Christiaan Steytler and Myrna Duveen, Pam Golding Properties agents in the area, who concluded 40 percent of these transactions.

“The demand for this highly sought after and prestigious location remains strong, particularly between the R20 million to R25 million price range, in which there is a severe shortage of stock,” says Steytler.

“The average selling price is currently just over R17 million, indicative of the high quality of residential property as well as the sustained high demand in the area.” Top prices continue to be achieved, including a home which PGP sold during the latter part of 2014 for R69 million and in 2015, a luxury home which fetched R31 million, among others.

Some 53 percent of existing home owners have remained in their homes for over 11 years, while recent buyers are increasingly from a younger age bracket, with 70 percent between 36 and 49 years (Lightstone statistics).

Says Duveen: “With its rural ambience, elegant and well-kept tree-lined avenues and grand properties – all with spectacular views, as well as its freedom from the strong south-easterly wind which prevails in Cape Town in summer, it is easy to see why Bishopscourt is recognised worldwide as one of the city’s and the country’s most desirable areas. All these features, as well as its proximity to Cape Town’s numerous amenities, business districts and leading educational facilities are also why so many embassies, successful business executives and celebrities have elected to live here.”

“Unless you plan on demolishing an existing home it is certainly unusual to find the opportunity to build your own custom-designed residence. However, with the launch of Bishopscourt’s only gated security estate, ‘Klassensbosch’, comprising just three exclusive, grand residences, buyers are in the unique position of being able to acquire an individually custom-designed, master-built residence in this state of the art security estate,” says Steytler.

Ideally situated in Klaassens Road in an elevated position on the eastern slopes of Table Mountain, right in the heart of the suburb and on the doorstep of the world-renowned Kirstenbosch Botanical Gardens, each home is set on approximately one acre (4 000sqm) of land, north-facing with sweeping scenic views across the lush suburb and mountain.

Priced from R40 million plus VAT (no transfer duty payable), all three Klaassensbosch homes are in an elegant and contemporary Cape Georgian architectural style, with expansive proportions ranging in size from 800sqm as desired.

“This is the first time homes of this size and stature are being offered for purchase within a grand security estate in Bishopscourt,” says Duveen, “and the opportunity to purchase at the planning stage allows buyers to customise their own stylish home to suit their specific requirements. All services, the perimeter wall and security have already been installed and construction of homes will commence as each property is sold.”

Each home may be designed with spacious entertainment areas, four sumptuous bedroom suites, a guest suite and other amenities such as a library, billiard room, media room, garaging for four cars, 25 metre swimming pool, Jacuzzi and more.

The contemporary style homes will feature many natural materials and the finest features will include imposing reception rooms, pools, double-glazed windows and fold-away doors to harmoniously blend interior and exterior.  Some of the energy-efficient elements incorporated into the design include solar heating and photovoltaic cells providing electricity back-up.

A homeowners’ association will be established to control architectural guidelines covering aspects such as exterior materials and colours to maintain the architectural integrity of the estate while providing for individual taste, as well as performing the usual functions of an association.

In addition to each owner’s private outdoor areas, there is some 3 000sqm of common area to accommodate the shared facilities of a tennis court with clubhouse, lawned and landscaped areas with indigenous trees and shrubs, and a gazebo.
